Heated and Permeable Driveway
Say goodbye to shoveling! This Magnolia, MA project showcases the perfect blend of luxury and sustainability with a permeable heated driveway and walkway. We designed and installed this system featuring permeable pavers that manage stormwater runoff while a fully automated radiant snow melt system keeps the surfaces clear of snow and ice. The intelligent system uses sensors to activate the heated driveway only when needed, providing efficient and reliable winter performance.

This project presented significant challenges, including substantial ledge rock and concerns about water permeability. To address these issues and create a durable, long-lasting paver driveway, we excavated to a depth of over two feet and constructed a robust, three-layer gravel base. Before installing the initial layer of 1 1/2" crushed stone gravel, we laid a non-woven landscape fabric to protect the gravel base system from contamination and maintain its drainage properties. The subsequent layers consisted of 3/4" gravel and a final 3/8" gravel setting bed. Crucially, we incorporated a geogrid system throughout the gravel base to maximize stability and minimize rutting, a common problem with paver driveways. Our goal is to prevent rutting along tire paths and ensure the long-term integrity of the paver installation. This multi-layered approach, combined with the geogrid reinforcement, creates a superior foundation for the permeable paver driveway (if applicable) and addresses the site's unique conditions.

This project features a luxurious and practical touch: a heated granite walkway and steps leading to the front entrance. The radiant heating elements for the heated walkway are visible just to the left of the granite steps. Our team was preparing to compact the gravel base of the driveway before installing the final layer of geogrid. Following the geogrid installation, the final layer of 3/8" gravel setting bed was placed. The heating cables for the heated driveway are then laid directly on top of this gravel setting bed, ready for the paver installation. The pavers are then set directly onto the heated driveway system, creating a beautiful and functional surface. This integrated heated walkway and heated driveway system ensures safe and convenient access year-round.
